Background

In March 2022, Plugzio initiated contact with Morgan Properties through a targeted marketing campaign. After initial interest from Steven Waters, a meeting was scheduled to showcase Plugzio’s scalable, cost-effective EV charging infrastructure tailored for multifamily properties.

The pilot began with technical documentation and a discounted demo unit. Over time, Plugzio navigated vendor approvals, offered flexible pricing, resolved early hardware issues, and provided extensive customer support—solidifying the relationship into a strategic partnership.

Objectives

  • Deliver EV infrastructure to 70+ properties at scale

  • Ensure hardware meets both functionality and incentive compliance

  • Offer low-barrier deployment with long-term manageability

  • Support revenue generation for Morgan through monetized charger use

  • Provide administrative support for billing, legal, and incentive navigation

Problem

Morgan Properties needed:

  • A flexible, cost-effective EV partner (vs. high-power/high-cost options)

  • Hardware that could be installed in a variety of settings

  • Integration with state and local rebate programs

  • Post-deployment support across a decentralized property network

Recommendations

  • Suggesting Plugzio’s new cellular units for reliability.

  • Coordinate legal, accounting, and documentation workflows to enable smooth rebate application and payment tracking.

  • Replace early Wallbox devices with improved Cando hardware to eliminate recurring issues.

Conclusion

Summary of findings

Plugzio’s collaboration with Morgan Properties has proven to be one of its most successful enterprise-scale engagements to date. Through technical support, product evolution, state program alignment, and a premium service model, Plugzio helped Morgan deploy an EV charging network that now spans over 70 properties and continues to be supported into 2025.

Implications of the study

  • Incentive navigation is now a core feature, not an add-on, for EV partners

  • Flexible, reliable hardware choices matter more than just power capacity

  • Long-term client success requires cross-functional support (finance, legal, tech)

  • White-glove treatment builds loyalty: Morgan remains an active client with high trust, repeat orders, and long-term partnership value

This wasn’t just about installing chargers—it was about building long-term infrastructure that aligns with incentive programs, legal standards, and the operational realities of 70+ properties.
